Many of our lots and some homes can be bought with a down payment and monthly installments agreed directly with the owner. No foreign mortgage, no bank in the middle — and you can do it from your living room abroad.

Owner financing in Belize is simple when the paperwork is done properly. Here is the shape of a typical deal.
Pick the property
Lots at Secret Beach, the north of Ambergris Caye, Caves Branch and other mainland areas — we tell you which ones the owner will finance and on what terms.
Agree the terms
Down payment, monthly amount, term and interest are written into a sale agreement prepared by a Belizean attorney. Typical deals run from two to ten years.
Pay monthly
Installments by bank transfer from wherever you live. Statements show what you have paid and what remains; you can pay the balance early without penalty on most deals.
Title in your name
When the balance is cleared the title is transferred and registered at the Lands Registry. Many buyers start building before then, with the owner's written consent.

Who holds the title meanwhile?
The seller, until the balance is paid. Your protection is the registered sale agreement prepared by an independent Belizean attorney, and we insist on it.
What if I want to pay early?
Most of our finance deals allow early payoff without penalty. We confirm it in writing for each property before you commit.
Can foreigners buy this way?
Yes. Belize has no restriction on foreign ownership of land, and owner-financed purchases follow the same conveyancing rules as cash sales.
What does it cost beyond the price?
Attorney fees, stamp duty on transfer and small registration fees. We set every cost out up front so there are no surprises at closing.
